  • Firestopping Contractors in Langley, Burnaby & Delta

Firestopping is a code-mandated part of any commercial or multi-family build, sealing penetrations in fire-rated walls and floors to prevent the spread of fire and smoke. A qualified firestopping contractor in Langley or firestopping contractor in Burnaby should be certified to install listed firestop systems that match the specific penetration type — whether it's cable, pipe, or duct penetrations.

Similarly, firestopping services in Delta are essential for any building undergoing renovation where walls or floors with fire ratings are being modified, as inspectors will require proper documentation of the firestop system used. https://www.hsinsulation.ca/

Top 25 MLB trade deadline targets: Ranking baseball's 2026 candidates
Rarely have the top 25 targets at Major League Baseballs trade deadline been so fluid. So, lets do it again. As teams bob their heads above or dip below the .500 mark, the notion of buyers and sellers shifts day to day, perhaps hour to hour. And while some of the best names expected to be on the move wont change, others land on the list with dispatch, a poorly-timed losing streak shifting their fate. With that, a look at the top two dozen-plus one names that could be on the move as the Aug. 3 deadline draws closer, based on their possible impact, the likelihood of their availability and the fit of their contracts:1. Luis Arrez, 2B, GiantsYou dont hear his name very often these days, simply because his departure has been such a foregone conclusion. Yet his hitting ability combined with an .811 OPS will loom large down the stretch and in the postseason, a crucial part of a healthy offense.2. Luke Weaver, RP, MetsPractically untouchable in his last 17 games, giving up one earned run with a 19-3 strikeout-walk ratio. Weaver closed games for the 2024 AL champion Yankees and would smoothly take over a high-leverage role for a playoff team.3. Robbie Ray, SP, GiantsHis 4.49 FIP would seem to belie his 3.16 ERA, but facts are facts: Ray has given up three or fewer runs in 18 of his 21 starts. Like Arraez, easily movable and plug-and-playable.4. Zach Neto, SS, AngelsNow this one would be interesting. Neto swings hard and plays hard, and should provide close to 30 home runs from the shortstop position while offering a contending team three years of control beyond this season.5. Tarik Skubal, SP, TigersHes moved on up from nine to six in these rankings as the Tigers are once again in danger of falling on the wrong side of the buy-sell fence. Obviously, the top talent potentially on the market, but this is the American League, where nobodys out of it until 5:59 ET on Aug. 3.6. Michael Wacha, SP, RoyalsHe has limited no-trade protection and makes a reasonable $15 million in 2027. Better yet, hes a workhorse and veteran of five postseasons7. Adrian Morejon, RP, PadresWhile Mason Miller is the high-velocity king causing a hubbub on the rumor mill, Morejon, a pending free agent, much more closely matches the Padres objective of playing the middle of this deadline. Morejon is the best lefty reliever who should be available, with a 1.08 WHIP.8. Jake McCarthy, OF, RockiesAn excellent buy-and-flip maneuver by the Rockies as McCarthy has an .842 OPS (117 adjusted).9. Sandy Alcantara, SP, MarlinsWill they or wont they? A ghastly 12-game losing streak sent the Marlins from playoff position to below .500 and a franchise crossroads. Will the Marlins truly be serious about contending? Because Alcantara gives them their best chance to win this year and next, when he has an affordable club option. Otherwise, hell make a playoff-bound club very happy.10. Isaac Collins, OF, RoyalsA switch-hitting outfielder with a .344 OBP and a dash of speed? Eminently useful. Perhaps not the sexy move Yankees fans might want to shore up their outfield, but Collins will be useful for somebody.11. Shane Bieber, SP, Blue JaysAfter a litany of arm woes delayed his season debut until June 23, Bieber has been building back toward elite form, and after given up just one run in over two starts, walked six in less than an inning's work July 28. Ouch. Still, he's a pending free agent who won Game 4 of the 2025 World Series and his 26 odometer is low.12. Reid Detmers, SP, AngelsNeto and Detmers offer the ultimate test case for the Angels under caretaking GM John Mozeliak. Have things truly changed? Not that they have to deal Neto and Detmers (who will have two years of club control after this season) to prove owner Arte Moreno will finally give up delusions of contending soon. Detmers has been on a two-month heater, with a 3.18 ERA and 75 strikeouts in 65 innings of his last 11 starts.13. Mason Miller, RP, PadresWere not convinced Padres GM AJ Preller can come close to getting a similar haul for Miller that he gave up to get him. And also not convinced Preller will trade Miller if he cant pull that off.14. Kevin Gausman, SP, Blue JaysA great five-year run looks to be ending in Toronto, though Gausman has limited no-trade powers. Not his best year by any means, but Gausman can still churn out quality starts and, should he retire after this season, deserves another crack at a World Series.15. Devin Williams, RP, MetsAn uneven season for Williams, who posted a 10.29 ERA in his first nine outings as the Mets season fell apart early, and a 2.93 ERA in 22 games since. Signed for two more years and $26 million, and whether thats a plus or minus is in the eye of the beholder.16. Tyler Stephenson, C, RedsThe loss of multi-positional Spencer Steer to a wrist injury is a bummer for the Reds and those fancying Steer, but Stephenson should be the top catcher guaranteed to be on the board. Not the guy who hit 19 homers with a .782 OPS in 2024, but hes healthy and a near league average hitter and bats right-handed.17. Ty France, 1B, PadresWhat a late pickup by San Diego: France has 16 homers and an .887 OPS and destroys left-handed pitching. A la Miller and Morejon, might need a Padres funk to make him available.18. Lars Nootbaar, OF, CardinalsHe missed the first 60 games after offseason surgery on his heels and has been adequate in his return, with a .716 OPS thats near league average. A free agent after 2027, Nootbar may not fit the Cardinals long term . And hes been fine in his return, OPS-ing .778 as he gets up to speed. But Nootbaar already doesnt play against lefties, and as a free agent after 2027, he doesnt necessarily fit the Cardinals timeline for earnest contention. A nice clubhouse and on-field addition for a club seeking a lefty-swinging outfielder.19. Jeff Hoffman, RP, Blue JaysStung in World Series Game 7 last year and bit by hard luck this year, Hoffman is rounding into form, striking out five over his last two innings. He's been unscored upon in 18 of his last 19 outings; signed for $12.6 million next season.20. Clay Holmes, SP, MetsOn the comeback trail from a broken leg, Holmes is climbing the ladders on a rehab assignment and should be healthy enough to give a club around eight starts, plus the playoffs. A fine line between risk and upside here, as Holmes will likely opt out of a player option for 2027 that would otherwise add value to a transaction.21. Foster Griffin, SP, NationalsDont look now, but the All-Star would be right behind Skubal among most talented lefties available. Alas, Griffins club is now 55-53 and within a game of a playoff spot. A pop-up Nationals collapse could change things, especially because Griffin is a pending free agent, but the nine-pitch wonder figures to stick in D.C.22. Dustin May, SP, CardinalsProne to the odd blow-up start hes had five outings of at least five earned runs but also occasional dominance, May might not crack the circle of playoff rotation trust but would be a useful arm down the stretch and on the back end of a playoff roster.23. Jack Flaherty, SP, TigersHes Skubal Jr. likely available if the Tigers slip totally out of contention. Heck, maybe hes available, anyway the Tigers traded him at the 2024 deadline then staged a wild rally for a playoff berth.24. Trevor Rogers, SP, OriolesWe cant imagine the Orioles selling unless absolutely necessary, but a very bad weekend could vault this lefty way up the chart. A pending free agent, Rogers has been dominant (1.80 ERA, 45-14 strikeout-walk ratio in nine starts) the past two months.25. Mickey Moniak, OF, RockiesAnother serviceable lefty-swinging bat, Moniak has 16 homers and a 124 adjusted OPS for the Rockies. This article originally appeared on USA TODAY: Top 25 MLB trade deadline targets: Ranking baseball's 2026 candidates

Steve Kerr backtracks on we got him LeBron James comments, says Warriors didnt expect to land him
Photo by MediaNews Group/Bay Area News via Getty ImagesDespite being caught on camera telling Golden State Warriors fans they would land LeBron James, Steve Kerr never saw the King joining them. Many expected James to team up with Stephen Curry and Draymond Green on the Golden State Warriors, with the latter even rejecting his player option to make room in the salary cap. However, with LeBron joining the Philadelphia 76ers, head coach Steve Kerr has come out and said they never expected to sign him, despite saying the opposite a few weeks ago.Anda Chu/Digital First Media/The Mercury News via Getty ImagesSteve Kerr says Golden State Warriors were not realistically going to get LeBron JamesIn a conversation with ESPNs Anthony Slater, Golden State Warriors head coach Steve Kerr suggested that he and the Warriors didnt expect James to join the team.He added that the reporting on the matter led everyone outside of the team to believe they were a realistic option for them.I didnt even think we were realistically in the running for LeBron. Its just that everyone kept saying we were. It never seemed serious to me despite all the reports. These comments dont exactly align with Kerrs previous comments, where he assured a group of fans asking for LeBron James that We got him.Perhaps it was a playful moment for Kerr, but there does seem to be a disconnect between Kerrs previous comments and current stance on the matter.Steve Kerr tasked with managing mediocre Warriors rosterPrior to the offseason, there was a belief that Steve Kerr would not renew his contract with the Warriors, thus leaving the team at the end of the 2025-26 NBA season.Instead, Kerr committed to staying with the side. Now, with Kerr as head coach, along with Stephen Curry and Draymond Green, the Warriors will enter the season as one of the weaker teams in the West.Landing LeBron James in free agency was perhaps the teams best chance of returning to championship contention. But with that no longer being an option and with Jimmy Butler sidelined indefinitely, the Warriors are likely to have yet another middling season.Read more:Josh Hart brutally calls out Draymond Green questioning Jalen Brunsons $100M Knicks sacrificeWarriors fans have a lot to say after Draymond Green signs $27.7 million deal following LeBron James failureKnicks Josh Hart calls out Draymond Green for comments on Jalen Brunsons huge sacrifice

Nadiem Amiri reportedly agreed personal terms with RB Leipzig
Nadiem Amiri reportedly agreed personal terms with RB LeipzigAccording to Sport BILD, RB Leipzig has secured the commitments of another Bundesliga star in Nadiem Amiri. However, similar to their situation with Fisnik Asllani of TSG Hoffenheim, there are a few things to do before a deal is finalised. The Saxony-based club has basically agreed with the midfielder, and talks with Mainz are also very advanced, but the deal has stalled. The issue here isn't competition for that specific position, but rather the overall size of coach Martin Demichelis' squad. Before Amiri arrives, the club wants to make some departures players like 26-year-old Eljif Elmas are on the chopping block. It's a similar story for Asllani given both Rmulo and Conrad Harder are already vying for the sole striker position, so one may have to go.

Half of Premier League fans priced out of new football shirts as costs soar
Half of all Premier Leaguefootball fans are unable to afford their teams new shirt this year, a recent survey has revealed, as soaring prices push replica kits out of reach for many. The poll, conducted for FootyComps, found that the financial strain is also significant among English Football League (EFL) supporters, with 46 per cent unable to purchase an authentic replica.Fans are now facing costs of up to 90 for replica shirts, following price increases by eight Premier League clubs for the upcoming season. This has led a quarter of Premier League fans (25 per cent) to buy counterfeit shirts from unofficial websites, with 23 per cent doing the same for their children. The survey also highlighted a growing trend towards second-hand options, with more than a third of fans (35 per cent) searching platforms like Vinted for older, authentic kits. Additionally, over a quarter of Premier League fans (26 per cent) admitted to purchasing fake shirts while on holiday. While almost a quarter (24 per cent) stated that a clubs sponsor influences their decision to buy the latest shirt, 29 per cent maintained they would buy a new shirt annually regardless of sponsorship.A new survey has revealed how many fans are being priced out of buying genuine football shirts (PA Wire)However, authorities have issued stark warnings regarding the dangers of counterfeit football tops. Both the police and fire service caution consumers against these products due to significant safety risks. Many fakes are manufactured from low-grade, highly flammable polyester and contain dyes that can be harmful to skin, particularly for children.Simon Pilkington, co-founder of FootyComps.com, urged fans to be fully aware of the risks associated with replica shirts. He commented: "The prices of football kits today are astonishing, so its no wonder that fans are choosing to buy fake shirts. This doesnt mean there arent risks buying cheap, replica tops. A shirt for just 13 sounds appealing, but prices are this low for a reason. Im sure we saw in the news last week about how much of a fire hazard they can be. I would say that buying one is simply not a risk worth taking."Mr Pilkington suggested safer alternatives for fans keen on new kits. "Clubs do offer replica football shirts at a lower price. Theyre not necessarily cheap some still cost as much as 90 but you will save yourself a few quid," he said. Id also recommend checking UK-based football kit websites. Theyll likely offer cheaper replica kits but theyll be made within UK regulations, which means theyre less likely to contain dangerous materials. And dont forget, authentic shirts are available at a cheaper price. If youre not too bothered about wearing the latest shirt, many clubs are offering last seasons kits now at a discount. Or if you really want a new kit, you can also wait until midway through the season, when prices start to go down. The survey was conducted by Opinium, polling 2,000 football fans in July.

Boost for Mourinho as two more Real Madrid stars join pre-season training
Boost for Mourinho as two more Real Madrid stars join pre-season trainingReal Madrid received another boost on Tuesday as Endrick and Antonio Rudiger returned to training under Jose Mourinho following their involvement at the FIFA World Cup.The Brazilian and German internationals are the latest players to rejoin the squad after the clubs second pre-season friendly, a convincing 4-1 victory over Leganes. They join Arda Guler, Federico Valverde and new signing Denzel Dumfries, who had already resumed training. Both Endrick and Rudiger underwent the customary medical examinations before joining Mourinhos training sessions.More competition for RudigerRudiger finished the World Cup as an important player for Germany after Nico Schlotterbecks injury opened the door for him to become a regular starter. The knee issues that affected him previously have now been resolved following specialist treatment in London, and he is expected to play a key role in Mourinhos plans this season.Although Konate has been signed with the intention of becoming a first-choice defender, Rudiger is expected to compete for the other starting centre-back position alongside Dean Huijsen.Endrick returns determined to impressEndricks situation also appears to have become clearer. The Brazilian spent the second half of last season on loan at Olympique Lyon after then-manager Xabi Alonso preferred Gonzalo Garcia ahead of him, prompting the temporary move. The loan move proved beneficial for the young forward. His performances in France earned him a place in Carlo Ancelottis Brazil squad for the World Cup.Key weeks ahead for Endrick. (Photo by Buda Mendes/Getty Images)Gonzalo is now tipped to join Fulham, which could improve Endricks chances of securing a place in Mourinhos squad.Gradual return to match fitnessMourinho is expected to ease both players back into action, and as such, it could be too early for either to travel to Austria for Real Madrids upcoming friendly against Fiorentina.Instead, the duo could be expected to be available for the match against Ferencvaros in Hungary on 8 August.Meanwhile, the next group of returning internationals is expected to include Vinicius Jr., Brahim Diaz, Thibaut Courtois and Bernardo Silva. Those who reached the latter stages of the World Cup, Jude Bellingham, Aurelien Tchouameni, Kylian Mbappe, Konate and Marc Cucurella, are scheduled to return during the second week of August.
